Greetings and warm welcomes to our vibrant River District community! We’re excited to have you join us and look forward to getting to know you better during our upcoming gatherings and events.

As you settle into our family-oriented neighborhood, we kindly ask you to familiarize yourself with the guidelines outlined in our Covenants, Conditions, and Restrictions (CC&Rs). These guidelines help maintain the harmonious and enjoyable environment that we all cherish.

Together in Keeping our Community Beautiful

To ensure our neighborhood remains a pleasant and attractive place to call home, we kindly request your adherence to certain essential guidelines as summarized below:

Garbage Bins

Please ensure that all refuse, garbage, trash, and recycling are properly stored in the designated covered containers. These containers can be placed at the curbside for pick-up, but please refrain from doing so earlier than 6 pm the evening before the scheduled collection time (typically on Thursday mornings). Following collection by the service provider, kindly place the containers back on your garage within 12 hours. Your cooperation helps maintain the aesthetic appeal of our community.

Pets

In our community, we cherish the presence of household pets while prioritizing the overall well-being of every resident. For those who are pet owners, please be mindful of the following rules:

  • You are permitted to have up to two dogs, two cats, or one dog and one cat at any point in time. To ensure a pleasant living environment for all, we kindly request that you properly manage your pets:
  • Keep your pets under control and on leash when not in your residence.
  • Clean up after your pets. Kindly dispose of waste in your own trash bins – avoid leaving it on the ground for others to manage.
  • It’s important to respect each other’s space. Refrain from using someone else’s trash cans for pet waste disposal unless you have their explicit permission.
  • Lastly, while we celebrate the companionship of pets, the breeding or maintaining pets for commercial purposes is prohibited. 
  • By adhering to these rules, we can ensure that our four-legged friends contribute to the overall happiness and harmony of our community. Your cooperation is truly appreciated.

Pool Use

Our River District pool and spa stand as delightful amenities accessible to both property owners and tenants. By upholding the pool rules and guidelines that apply to all residents, we collectively ensure that the pool area remains a clean, secure, and pleasurable space for everyone’s benefit. Your conscientious utilization of these amenities plays a pivotal role in fostering a positive and harmonious community ambiance.

Parking

Within our community, parking arrangements are thoughtfully designed to promote organization and consideration for all residents. While we acknowledge the requirement for extra parking space, it’s important to note that specific vehicle types should be stored within enclosed structures to preserve the visual charm of our neighborhood.

It’s worth highlighting that garages are primarily designated for parking and storing automobiles. This approach guarantees equitable access to parking spaces for everyone. We kindly encourage you to become acquainted with our comprehensive Parking Policy.Your cooperation ensures that our community remains both functional and visually appealing.

Nuisances

Our community thrives when we all show respect for one another’s peace and comfort. It’s important that we keep our properties free from rubbish, debris, and anything that might obstruct the enjoyment of life for our neighbors. We rely on your good judgment and understanding to ensure our neighborhood remains a wonderful place to call home.

City and County Ordinances

Harmony among neighbors is a cornerstone of our community. To support this, we ask that you observe the city and county ordinances aimed at preserving the peaceful atmosphere and quality of life for all families and visitors. By adhering to these ordinances, you contribute to a serene and pleasant environment for everyone.

Occupancy Limits

To ensure comfortable living for all residents, the number of occupants in a dwelling may not exceed the set limits of 3 occupants per bedroom to ensure that everyone can enjoy a balanced and harmonious living experience. Your cooperation in maintaining these limits is greatly appreciated.

Violations

In the event of a violation, our approach is rooted in communication, understanding, and cooperation. We believe in addressing concerns with respect and empathy. If you believe a violation has occurred, we encourage you to follow these steps:

  • Communication: If you encounter a situation that appears to be in violation of the Covenants, Conditions, and Restrictions (CC&Rs), we recommend first reaching out to the party involved in a friendly and neighborly manner. Often, misunderstandings can be resolved through open dialogue.
  • Community Guidelines: Before addressing a potential violation, please review the relevant section of the CC&Rs to ensure you have a clear understanding of the guideline in question. Sometimes, what might seem like a violation could be a misunderstanding or a unique situation.
  • Reporting a Concern: If a concern persists, and the situation remains unresolved, you can report the matter to the Homeowner Association (HOA). Provide a clear description of the issue, including the date, time, and location of the incident. This information helps us address the matter effectively.
  • Homeowner Association Review: The HOA will carefully review the reported concern and assess it against the CC&Rs. If a violation is confirmed, the HOA will take appropriate steps in accordance with our enforcement procedures.
  • Resolution and Education: Our primary goal is to resolve violations while educating and promoting understanding among all parties involved. Depending on the nature of the violation, the HOA may issue a friendly reminder, a formal notice, or engage in direct communication to find a solution.
